Commercial Area Update

The Town of Cary has received an application request to rezone properties located at 101, 300, 400, 600, and 2200 Gathering Park Circle on approximately 10.23 acres (map attached). This letter is to notify you of this request, and of your opportunity to attend a neighborhood meeting in order to learn more about this proposal and the Town of Cary rezoning process. The property owners, Ferrell Land Company LLC and Parkway Properties Group LLC, are requesting to amend the Commercial Village Core (VC-1) section of the Carpenter Village Planned Development District to expand the permitted land uses from commercial/retail, daycare facility and office to allow multi-family above first-floor retail, and townhomes.

As part of the rezoning process, Town staff facilitates a “neighborhood meeting” between the applicant and neighboring property owners. This meeting is to ensure that nearby property owners are aware of the proposed rezoning and have an opportunity to inform the applicant of any issues or concerns prior to the formal public hearing. The neighborhood meeting regarding this proposed rezoning is on Wednesday, February 3, 2016, beginning at 6:30 p.m. in the Town Council Chambers located in the Cary Town Hall at 316 North Academy Street in downtown Cary.

During the first part of the meeting, Town staff will provide you and other property owners with a brief presentation on the rezoning process and the available opportunities to share concerns and/or ask questions. During the second part of the meeting, the applicant who is requesting the rezoning will explain the specific proposal, answer questions, and receive your feedback. Although Town staff will attend, this part of the meeting is the applicant’s meeting. Town staff does not advocate on the applicant’s behalf. Staff’s role is to facilitate the process and answer any questions you have.

Please be aware that this meeting is not a public hearing. A formal public hearing on the request will be conducted before the Town Council at a later date and property owners within 800 feet of the subject property will be notified of the hearing by a separate mailing. At the public hearing, everyone present will have the opportunity to share their opinions on the proposed request with the Town Council.
